Downtown Mixed-Use Tower

A 32-story mixed-use tower combining Class A office space, luxury residences, and ground-floor retail in the heart of downtown Austin.
The Challenge
The site demanded a design that respected the historic district context while delivering a bold, contemporary addition to the skyline. Strict zoning setbacks required creative massing solutions.
Our Solution
We developed a stepped massing strategy that transitions from the low-rise historic fabric to a slender tower form. The curtain wall features a custom terracotta-toned frit pattern that pays homage to the regional material palette.
The Result
Delivered on schedule and 3% under budget. The project achieved LEED Gold certification and won the 2024 AIA Austin Design Award.
